Pictured above is an aerial photo of the Poteau Industrial Park, there is approximately 70 acres still available. All but 37 acres are fully developed with lots from 4 to 6 acres available at no cost under Poteau’s Land for Jobs Program. The Industrial Authority will make available any size lot in the 37 acres and provide the needed infrastructure.

Highway 271 runs along the west side of the park and access to Cavanal Expressway (bypass) for U.S. 59 is ¼ mile to the north.

The City of Poteau has 70 acres more or less located in the Poteau Industrial Park. The park is in the city limits and is zoned for industrial use (I-2). All utilities are in place. Some streets shown on the plat of the property are not in place. The City of Poteau will work with the company to configure any additional acres needed for the project in a manner to best suit the needs of the project. The proposed building is located on Lot 2, Block 5 and any needed additional acres could come from Lot 3 or 1.

The site is level and well drained. The City of Poteau will provide assistance, working with the appropriate state and local agencies, for streets, entrances to the property and other improvements needed.

The building known as Emerald Plastics has 113,400 square feet. The original section of the building that now houses Emerald Plastics is 350’ x 150’ - 52,500 square feet, was built in 1980.

An additional 22,500 square feet was added in 1984 and 38,400 in 1989. Use of the building has always been injection molded plastic. There are two overhead cranes installed in the original section of the building.

There are currently two tenants leasing approximately 40,000 square feet of the other two sections with monthly rental income of $5,500.00.

That price includes building, land and equipment currently being used by Emerald Plastic.

The City of Poteau though it’s Industrial Authority has a Land for Jobs program in which land can be obtained at virtually no cost. Land may be purchased outright in the industrial park for $25,000.00 per acre.

The City of Poteau will work with the client to ensure a smooth start-up operation — permitting, etc. and any special infrastructure needs.
